Ardent was the Lead Development Advisor responsible for directing architects, engineers and construction general contractor in the design, logistics and cost estimating. Concurrently, Ardent collaborated with the investor group in the creation of the financial modelling, coordination of marketing data, assessment of funding options, negotiations with third parties, oversight of costs controls, and strategies for fast-track scheduling.
PERFORMING ARTS THEATER

The project consists of the development of a soon-to-be-constructed 100,000 SF state-of-the-art performing arts center in downtown Detroit designed by an internationally-acclaimed architectural firm, which includes a below street level 1500-person concert venue with VIP suites, visitor welcome center, music industry offices, music-themed restaurants and recital hall. The project also features a rooftop night club, digital music alley and outside dining areas. Ardent is the lead development advisor, helping the non-profit theater organization professionally develop a magnificent entertainment venue. Ardent prepared financial proformas, organized and managed development milestones, negotiated the construction contract and insurance requirements. Upon commencement of construction, Ardent will manage the construction contract, observe construction, review and approval of contractor pay apps, and oversee the project schedule.

This exclusive residential community project included a feasibility study, environmental due diligence and purchase of an old hotel resort. This high-end law office tenant build-out project was partially constructed and in distress when Ardent was called in as the tenant’s representative. The project distress stemmed from a multitude of issues: the lease had not anticipated various essential scope of work components, the tenant and landlord were no longer communicating, the original design had no budgetary controls resulting in the budget escalating, the contractor stopped work and the project was in suspension. The landlord and tenant were at the end of their patience with one another and on the brink of initiating lawsuits. Within a matter of days of engagement, Ardent assessed the issues, calmed the parties, devised a tactical plan, and realigned the expectations of tenant-landlord-contractor relationship. Ardent’s helmsmanship, planning, and execution immediately produced a positive partnership environment, work progressed efficiently and resulted in a beautiful and successful project for all parties.
